In the simplest of terms, property managers act as the middle person between tenants and real estate investors. We want our investors to have the peace of mind that their investment is well taken care of and be able to focus on other aspects of their lives. From start to finish, we coordinate with outside services to prepare a property for market. This could be as simple as house cleaning, and as in-depth as rehab, paint, flooring, landscaping, plumbing, electrical, etc. We then market the property, show the property, screen potential tenants, then place the best possible tenants under contract. From there we collect timely rent and handle maintenance requests. Often, we can walk tenants through basic maintenance without the need of costly outside services. We ensure timely payments to the owners and provide reporting, so owners know the status of their investment property. In the worst-case scenarios, we will handle eviction proceedings should it come to that, but that is a very rare occurrence.
Running a rental analysis is an important step in our process. We’re not blindly throwing darts when we suggest a rental price for your property. We look at several factors including square footage, number of bedrooms and bathrooms, lot size, location, condition, landscaping, upgraded features, etc., and provide you with what we believe is the best price to both market your property and find qualified tenants.
We have strict policies when looking for tenants. We run background checks looking for criminal records. We require above-average credit, good rent/mortgage history, 2.5x income, stable employment history, valid driver’s license, one-month paystubs and two months bank statements. *If self-employed, we require prior year’s tax returns.
Our leasing fee only applies to tenant turnovers. This includes the property inspection, professional photography, property marketing, prospect screening and pre-qualification, and lease execution. This fee equals 100% of the first month's rent.
No. Our management service fee and leasing fee is distributed from the rent. We don’t collect a fee while your investment property is unoccupied.
